Quiet Hours
To be considerate to our neighbors, quiet hours are from 10:00 p.m. to 9:00 a.m.
Please be respectful at all times.
Pets
No aggressive or bully breeds permitted (e.g., Pit Bulls, Rottweilers, Dobermans, etc.)
Pets (dogs and cats) must always be kept on a leash and under control.
Pet owners are responsible for cleaning up after their pets, including in the designated dog walk area.
Please do not leave pets unattended outside.
Excessive barking can disturb neighbors.
If walking your pets after dark, carry a flashlight, and do not leave pet food outside.
Maintenance Issues
Please alert the on-site management to any issues with electrical plugs, breakers, cable connections, or water leaks as soon as possible.
Equipment Standards
All RVs and mobile homes must have their connections (electric, cable, water, and sewer) in good working order and free from leaks.
Each unit must have either a 90-degree connector or a donut to seal the sewer line, preferably encased in 4-inch PVC pipe.
Power lines, water hoses, and cable lines should be bundled and elevated off the ground when running to the power pedestal to prevent damage from lawn maintenance.
Site Appearance
If you choose to personalize your site, you are responsible for maintaining its appearance, including weed whacking around any items placed on the ground.
Construction Approval
Any construction of decks, porches, patios, ramps, etc., must be approved in advance by management.
Camping Units and Vehicles
Only one camping unit may be plugged in or occupied per site, with a limit of two vehicles.
Any additional vehicles, utility trailers, or boats must receive prior approval from management.
Only golf carts and four-wheelers are permitted; mini-bikes, go-karts, and electric scooters are not allowed.
Everyone under 18 must wear a helmet and appropriate safety gear.
Selling and Soliciting
No selling or soliciting in the park is allowed without prior approval from management.
Waste Disposal
Do not empty grease into the septic tanks.
Instead, dispose of grease in sealed containers in the dumpster with household trash.
The dumpster is for household trash only; all boxes should be broken down.
Do not leave old appliances, furniture, mattresses, or remodeling debris near the dumpsters; take them to the landfill.
Storage and Organization
Clutter and items needing outdoor storage should be kept in containers under your rig or in approved storage buildings on site.
Injury Responsibility
Residents should exercise caution regarding walks, steps, and drives.
The park is not responsible for injuries or lost property incurred by residents, guests, or invitees due to other residents’ actions, natural disasters, or other unforeseen events.
Transportation
Golf carts and any other mode of transportation used within the park must have working headlights if driven after dark.
Hurricane Preparedness
During hurricane season, a mandatory evacuation of Baldwin County means all residents must leave the park.
Before departing, please turn off propane tanks, disconnect the water hose, unplug the power cord, and store yard decorations, chairs, and grills inside your RV.
Additional Rules
Residents agree to abide by any additional rules and regulations set forth by management to maintain the park’s attractiveness and livability.
Thank you for your cooperation in keeping Tensaw River Park a safe and pleasant environment for everyone.
